Asbestos Awareness & Testing (Pre-1990 Homes)
If your home was built before 1990, WorkSafeBC regulations require asbestos testing before any ceiling removal begins. We advise you on this during the site visit. Testing can be completed through our licensed team or a contractor of your choice. Once results are confirmed — if no asbestos is detected, we proceed immediately. If asbestos is present, a licensed abatement contractor clears the area in full compliance with WorkSafeBC regulations and provides a written clearance report before our crew takes over.
Full Area Protection
Before any work begins, we protect your entire space — floors, walls, and furniture — using 3-mil poly sheeting and full plastic masking. This applies whether the unit is occupied or vacant, and includes any special protection requests from the homeowner.
Popcorn Ceiling Removal
Our crew removes the existing ceiling texture cleanly and efficiently. All debris is fully contained within the protected work area throughout the process.
Mudding, Sanding & Bonding Primer Application
After removal, we apply a special bonding primer coat across the entire ceiling surface. This is standard procedure on every project — not an optional upgrade. This critical layer seals the substrate against water stains and moisture issues that commonly surface after popcorn removal. We allow a full 24-hour drying period before proceeding.
Ceiling Painting — 2 Coats, Spray & Back-Roll
Once the primer has fully cured, we apply two coats of ceiling paint using a spray and back-roll method for complete, even coverage. Paint grade — Better or Premium — is selected based on your preference and budget.
Final Cleanup, Quality Check & Walkthrough
We remove all protective materials, clear all debris, and conduct our own quality inspection before calling you in. We then walk you through the completed work and consider the job done only once you are fully satisfied.
