Popcorn Ceiling: Remove, Cover or Paint Over? Your Options in BC

The short answer
You have three realistic options for a popcorn ceiling: paint over it, cover it, or remove it and finish the ceiling smooth. Removal gives the cleanest, most modern result.
If your home was built before 1990, the texture may contain asbestos. WorkSafeBC requires testing before removal, so test first, whichever option you choose.
Option 1: Paint Over It
Painting over a popcorn ceiling is the fastest route and changes the colour, but the texture stays. It still collects dust and cobwebs, throws shadows from lights and can be harder to remove later because each coat of paint makes the texture heavier.
If your home is from before 1990, test the texture first. Rolling or spraying onto the surface is far less disruptive than scraping, but you should know what you are working with.
Option 2: Cover It
Covering means fixing new material over the existing ceiling, such as drywall or ceiling panels. The popcorn stays in place above it, so nothing is scraped. It can be an option when testing finds asbestos, but it adds thickness around lights, vents and trim, and the right approach should be confirmed with a licensed abatement professional.
Option 3: Remove It and Finish Smooth
Removal takes the texture off and leaves a smooth, painted ceiling that looks modern and is easy to clean. This is the work we do most. Our standard process on every project:
Free site visit and assessment
We measure the ceiling area, identify the texture and answer your questions before any commitment.
Asbestos testing (pre-1990 homes)
Required by WorkSafeBC before removal. If asbestos is present, a licensed abatement contractor clears the area and provides a written clearance report before our crew takes over.
Full area protection
Floors, walls and furniture are covered with 3-mil poly sheeting and plastic masking, whether the home is occupied or vacant.
Removal and Festool HEPA dust-free cleanup
Texture is removed and debris is contained within the protected area. Cleanup uses HEPA dust-free equipment.
Bonding primer, then two coats
A bonding primer is standard on every project and cures for 24 hours, followed by two coats of ceiling paint using spray and back-roll.
Quality check and walkthrough
We remove all protection, inspect our own work, and walk you through the finished ceiling.
Which Option Fits Your Home?
You want the best-looking, easy-to-clean result
Remove and finish smooth, after testing if the home is from before 1990.
You only need a quick refresh
Paint over, after confirming what the texture contains.
Testing finds asbestos and you want to avoid removal
Ask a licensed abatement professional whether covering is suitable for your ceiling.
You plan to renovate or sell
A smooth ceiling is a common step before listing photos or a larger renovation, and removal avoids surprises later.
About Asbestos in BC Popcorn Ceilings
Spray-applied textured ceilings from before 1990 may contain asbestos. The only way to confirm is a laboratory test, and results typically come back in about 5 business days. If the test is negative, we proceed straight to removal. If asbestos is found, a licensed abatement contractor handles removal and provides clearance before finishing begins.
Our full guide covers the testing steps in detail.
Frequently Asked Questions
Can you paint over a popcorn ceiling?
Yes, physically, but it keeps the texture, which still collects dust and makes the ceiling harder to remove later. In a home built before 1990, the texture may contain asbestos, so have it tested before anything scrapes, sands or breaks the surface.
Do I have to test a popcorn ceiling for asbestos?
For homes built before 1990, WorkSafeBC requires testing before removal begins. The only way to know is a laboratory test, and lab results typically take about 5 business days. We explain the process at the free site visit.
Is it safe to remove a popcorn ceiling myself?
Not without testing first. If asbestos is present, scraping releases fibres into the home. Even when the test is negative, removal is messy and needs full containment of floors, walls and furniture, which is why many homeowners hire a crew.
What is the difference between a popcorn ceiling and a bubble ceiling?
Nothing. Popcorn, bubble, cottage cheese, stucco and acoustic ceiling all describe the same spray-applied texture common in pre-1990 Vancouver homes.
How long does popcorn ceiling removal take?
A single room usually takes 2 to 3 days and a main floor 3 to 5 days, including the bonding primer, which needs a full 24-hour cure before painting. Projects that need asbestos abatement take longer because clearance is required first.
What finish do you leave after removal?
A smooth, painted ceiling. After removal we apply a bonding primer, then two coats of ceiling paint using a spray and back-roll method, and finish with a quality check and walkthrough.
